We also do not publish yield, return or projection figures on your behalf, and we will not build a campaign around one. Those numbers belong in your own documentation and with your own advisers, where they can be evidenced and qualified properly. Will you market the returns on the asset?
No. We do not publish yield, return, appreciation or valuation figures on your behalf, and we will not build a campaign around one. Those figures belong in your own documentation, evidenced and qualified by your own advisers, and shared with a party who has been identified.
What we market is the case that can be verified: location and connectivity, specification and floor plate, access and parking, tenancy position, availability and the credibility of the counterparty offering it. In our experience that is also what a serious buyer reads first.
We get very few enquiries and each one matters. Does a campaign system fit that?
It fits it better than a volume approach does, because the system is built around qualification rather than count. A commercial campaign that produces four properly qualified requirements is worth more than one that produces two hundred names.
Every enquiry is captured with its source and scored on requirement, size, timeline and role before it reaches you. You are not being handed a list to work through; you are being handed the short version of it.
We already pay for portal listings. Why add this?
A portal rents you attention that it also rents to everyone listed beside you, and it keeps the enquirer when your listing ends. That is a reasonable thing to buy, and most owners should keep buying it. It is simply not an asset.
What a contract builds alongside it is yours: the creative, the audience, the lead pool, the tracking and — from Level 3 — your own app and push channel. When the next unit or the next site comes to market, you are not starting the audience from zero again.
Some of our assets cannot be marketed openly. How do you handle that?
By agreeing the disclosure boundary before anything is produced. Some campaigns run on the asset by name and address; others run on the requirement and the catchment, with the identity released only to an enquirer who has been qualified.
Nothing is published without your written approval, and from Level 3 that approval loop runs in real time through Frame.io. From Level 2 the assets are also delivered unbranded, so your own team can use them in channels we do not run.
How is this different from a marketing retainer with an agency?
Two differences worth checking against any quote you hold. First, where the money goes: during the launch period 45% of your fee is deployed as live ad spend behind your asset rather than absorbed as overhead. Second, what remains afterwards: the lead pool, the tracking and — from Level 3 — the app and the audience are yours, so they carry into the next quarter instead of ending with the invoice.
There is also a performance commission on closed leads, with a launch floor of 7% in real estate. It means our upside and yours point in the same direction.
Can we add a push for one specific asset without changing the contract?
Yes. A single campaign can be bought on its own for a one-off moment — a launch, a handover, a specific unit that needs to move — and it can also sit on top of a running quarterly contract as an extra activation.
Additional activations such as a dedicated landing page, a budget top-up or a WhatsApp channel can be added to a contract as well. They are listed with their prices on the master site under additional activations.

After the launch period every level rises 40%, ad reinvestment drops from 45% to 28%, and the real estate commission floor moves from 7% to 9% — but a contract signed today holds today’s terms for its full length.
